AN EMPIRICAL STUDY ON LIVING SATISFACTION OF THE RESTRICTED PROPERTY HOUSE: A CASE STUDY OF MAIGAOQIAO IN NANJING

Abstract  Restricted property house is a wide- ranging problem which influence vulnerable group's livelihood. The problem was continuously concerned about as the hot social issues. Restricted property house transaction was prohibited by government for many years since the lack of legal support. But actually the trade never stopped. How to control private deal of restricted property house is one of the difficulties of the current policy. From the perspective of urban and rural planning, this article attempt to seek out a comprehensive understanding of the living conditions of the residents of the restricted property house and living satisfaction through empirical investigation of Nanjing city outskirts typical Restricted property house residential area. The study focuses on the social constitution of restricted property house residential area, residents' satisfaction degree of the external environment, residential construction conditions and social life status, as well as the problems in the planning and construction of restricted property house community. Then make recommendations for the improvement of the living quality and so on. Studies have shown that the external supporting of small property housing area is well as a whole, for its good location and convenient traffic conditions, as well as sound infrastructure. However, the residential construction quality and living conditions is relatively poor compared with regular housing estate. The lack of underground parking space leads to curb parking, which causes road narrow that inconvenient to pass through. The same time, due to the complexity of the social constitution, the social relations within the restricted property house community is indifferent. Finally, make some suggestions from the point of view of urban and rural planning about how to improve the governance of existing restricted property house.
